Step 1: Preliminary Assessment

We get to know your business through a collaborative process and capture all the information that we need in order to understand what your business needs from the space. Aspects such as projected business growth, employee and customer demographics and fitout requirements.

Providing targeted market research, we map out trends within your industry, upcoming industry challenges and provide you with meaningful industry specific data (such as occupancy cost ratios, profit margins and key performance data).

Step 2: The Property Search

We assemble a property brief and distribute it amongst our industry contacts, which generates numerous submissions from landlords and agents for our consideration. Simultaneously, we conduct our own search for suitable properties, that are both on and off-market.

Once we’ve created a shortlist of properties that meet the brief we present the viable options to our client, in a useable data format.

Step 3: Negotiate


Our Tenant Representatives will commence formal negotiations on the properties that our client green lights.

Your Tenant Representative will negotiate critical terms such as rent, incentives, permitted use and make-good obligations. It will also review the Landlord's pro-forma lease to identify any hidden costs.

We will create a comprehensive heads of agreement that ensures there are no hidden costs or risks. Our heads of agreements are so thorough that they reduces our client's legal costs at the lease documentation stage.

Step 4: Final Anaysis


At the conclusion of the negotiations we've gained certainty regarding the specific commercial terms for each suitable property.

Your Tenant Representative will present a final summary of the options in an easy to understand and data driven format – allowing you to compare and make the best decision for the business.
